Christopher Russell

Managing Director and Executive Committee Member

Christopher Russell is founder and Managing Director of Mercatus Partners, where he is responsible for managing the investment and operational activities of the company. Under Mr. Russell’s leadership, Mercatus has sponsored or co-sponsored more than $2.0 billion in real estate transactions in markets across the United States.

Prior to Mercatus, Christopher was a member of the Real Estate Equity and Alternative Investments team at Pacific Life, where he played an instrumental role in scaling the Fortune-300 life insurance company’s equity real estate portfolio from $450 million to $3.5 billion. Before Pacific Life, Christopher was Managing Director of Acquisitions and Capital Markets for RedHill Realty Investors, where he ​sourced, negotiated, and managed partnerships with several of the country’s leading financial institutions.

Christopher attended the University of Utah, where he graduated with a bachelor’s degree in economics and a master’s in finance.

Zane Beadles

Senior Vice President, Development & Portfolio Management

Zane Beadles is a Senior Vice President at Mercatus Partners, where he assists with the sourcing, evaluating, underwriting, and execution oversight of the firm’s acquisition and development opportunities and is actively involved in the procurement of debt and equity financing for various projects.

Prior to joining Mercatus, Mr. Beadles concluded a nine-year career playing Offensive Line in the NFL. Mr. Beadles was twice selected as his team’s Walter Payton Man of the Year award nominee, given each year to the man representing the NFL’s commitment to philanthropy and community impact. Mr. Beadles was also selected to a pro bowl in 2013 and competed in Super Bowl XLVIII.

Mr. Beadles graduated from the University of Utah with a bachelor’s degree in Mechanical Engineering and earned an MBA from Indiana University, Kelley School of Business.

Josephine Booth

Executive Vice President, Operations & Investor Relations

In her role with Mercatus, Josephine leads the company’s efforts in connection with Investor Relations, Asset Management, and Reporting. Josephine supervises the collaboration between the company’s partners, consultants, property managers, and accountants to ensure that Mercatus provides an institutional level of reporting and analysis. Prior to joining Mercatus Partners, Mrs. Booth served 15 years as Vice President International Sales – Europe at Nutraceutical Corporation, a vertically integrated manufacturer of nutritional supplements. Preceding her tenure at Nutraceutical, she managed Investor Relations for a private equity firm specializing in oil and gas investments.

A German native, Mrs. Booth’s secondary education brought her to the United States, where she earned her undergraduate degree from California State Polytechnic University, Pomona, graduating Summa Cum Laude. She also holds an MBA from Westminster College in Salt Lake City, UT, where she graduated Magna Cum Laude with an emphasis in international business.

Scott Vanderhoff

Executive Vice President, Investments

Scott Vanderhoff is Executive Vice President of Investments for Mercatus Partners. Over the entirety of his career, Scott has acquired and sponsored over 9,000 apartment units representing over $1.7 Billion in gross asset value, spanning various markets across the United States.

Prior to joining Mercatus, Scott spent 11 years at Holland Partner Group, where he led the company’s multifamily acquisition platform while also spending time in various development roles. Holland was consistently ranked as an NMHC Top 25 Developer nationally and consistently recognized as a “Best In Class” operator. Capital for the firm was raised from large Institutions, including Investment Advisors and Asset Management Firms, Insurance Companies, and high-net-worth individuals. Scott has a Bachelor of Science from Vanderbilt University.

Bernadette Peterson, CPA, CFA, CFE

Accounting and Financial Services (The Steadfast Group, Inc.)

Bernadette Peterson has been engaged by Mercatus Partners to oversee all activities related to accounting and financial reporting. As President of The Steadfast Group, Inc, Bernadette has consulted both public and private companies in matters related to internal controls, process improvement, budgeting/forecasting, Sarbanes-Oxley compliance, and has acted in the capacity of outsourced CFO. Bernadette’s expertise covers industries including manufacturing, wholesale distribution, retail, real estate, and technology.

Prior to forming Steadfast, she spent several years with Ernst & Young in the Assurance and Advisory Business Services group. During that time, she was selected nationally to serve on the Beta Alpha Psi’s Board of Directors. Bernadette graduated Summa Cum Laude from California State University, Fullerton, where she received two Bachelor of Arts degrees in Business Administration, one with a concentration in Accounting, and another with a concentration in Finance. She is also a member of American Institute of Certified Public Accountants, the CFA Institute, and the Association of Certified Fraud Examiners.

Brett Belliston, CFP, ChFC

Co-Founder, Executive Committee Member

Brett Belliston is a co-founder and Executive Committee member for Mercatus Partners, LLC. Mr. Belliston also owns and operates Andina Capital Management, LLC, a prominent Intermountain West family office, where he serves as COO/CCO. Mr. Belliston began his career in financial services in 1992, and in 1998 co-founded The Capital Group LLC, a fee-based wealth management practice in affiliation with Lincoln Financial Advisors. He also accepted a position as the Regional Director of Investments for Lincoln Financial where he directed the investment business for over 40 advisors in multiple states.

In 2014, Mr. Belliston co-founded Bluefield Capital, a private equity real estate investment company focused on multifamily, industrial, and senior housing. Bluefield placed over $100 million into private real estate assets, netting an internal rate of return of +20% for the firm’s clients.

Eric Barlow, ChFC

Co-Founder, Executive Committee Member

Eric Barlow is a co-founder and Executive Committee member for Mercatus Partners, LLC. Mr. Barlow is also co-founder of Andina Capital Management, LLC, where he serves as CEO.

Mr. Barlow has been involved in the investment management business since February of 1992, when he joined the financial consulting firm Sterling Financial Group. In April 1999, Mr. Barlow joined Alta Capital Management LLC, a Salt Lake City based asset management firm, as Director of Business Development and Investment Committee member. Mr. Barlow helped to grow the firm from $100 million to over $600 million in assets under management (“AUM”) during his tenure. He was also a co-founding partner of Bluefield Capital, where he served as an advisor and Investment Committee member. He played an instrumental role in scaling the business and helping to produce client returns in excess of 20% IRR. Mr. Barlow has served as an adjunct professor at the University of Utah, teaching advanced courses in finance, investment management, and entrepreneurship.
